Simplified Contracts
Our contracts are uncomplicated for landlords. Rather than confusing everyone with legalese, we use simple points that are easy to understand. Our terms are simple. You can cancel your contract with us within 30 days, penalty-free. We think owners should want to work with Gulf Coast, and not be tied to us with a restrictive contract.
Team Approach
We offer a team approach to property management. Instead of having a single agent representing your owner with a portfolio style of management, we use a team. If there are vacations or sick days or a change in staff, we can still accommodate you and make sure someone is responding to emails and answering your phone calls.
Internal Maintenance
We have our own internal maintenance staff. This provides tremendous value to our property owners in terms of response time and affordability. It’s not mandated that you use our contractors, but if you want to, we are available and you have that option.
No Escitem Funds
You will never be required to establish a maintenance escitem fund with us. The money is better in your bank account instead of ours. You won’t ever have to deposit an escitem for maintenance issues. We’ll talk with you about any maintenance or repair costs that arise and generally, we’ll take the money out of the following month’s rent if something needs to be paid.
Tenant Guarantee
We guarantee our tenants. No matter how robust a tenant screening process is, things always come up. There are divorces, relocations and people lose their jobs. These things are unfortunate, but we have to deal with them. Instead of forcing you to go through the pain alone, we share that pain with you. If your property comes vacant for any reason within the first six months of the lease signing, we will re-market the property for free and get you a new tenant. Owners like this policy because it shows them that we are in this together, no matter what kind of problems come up.
