Easily Submit a Maintenance Request


Once reported our goal is to address most maintenance issues by the end of the next business day.  As a reminder our Maintenance Dept. operates Monday through Friday for routine maintenance calls.

The best method to report routine maintenance issues is through your Maintenance Portal. Shortly after submitting your request either a vendor or one of our Maintenance Coordinators will contact you to schedule a visit.

If your maintenance issue is a true maintenance emergency, please call our office at (941) 782-1559, where we will be able to help you. For the purposes of your lease agreement the following items will be considered an emergency.

  • Security
  • Flooding
  • No Water
  • Fire
  • Many of the calls we receive out of hours are related to air conditioning. We understand that we live in a hot climate and that it can be very uncomfortable if your home is not cooling sufficiently but this will not be considered an emergency.  Your A/C repair request will certainly be given priority but it does not constitute an emergency.

    Please be patient with us during the repair process. Some repairs can be addressed immediately on the first visit, whereas others can take longer to resolve. The most common delay is due to waiting for owner's authorization on repairs limits.

    Depending on the nature of the repair we will try and work around your schedule, however due to operational reasons this won't always be possible.

    A $75.00 fee will be assessed if any of the following occur:

  • Any tenant who requests to be present for the service but is not available at the scheduled time.
  • There is a non-kenneled or unconstrained dog.
  • The key to the property does not work, due to changing of the locks by the tenant.
  • There is an underage child (17 or under) unattended at the property.
