Elizabeth graduated with a BS in Psychology in 2016. She joined the team in 2017 and brings with her several years of customer service from the call center world. Elizabeth handles scheduling the in house maintenance service calls with our team of service technicians. She also manages the preventative maintenance program for our property owners.

Elizabeth grew up in western New York but she’s been here in Florida for 19 years now and after bouncing the bay area for a while, has settled here in Lakewood Ranch. When she’s not working in the office you can find her spending time with her husband and four daughters, working on her Master’s degree, or catching up on movies and books.

Fun Fact: She loves going to Disney with her family and is a big kid at heart.

Kelly moved from Baltimore a few years ago and now lives right around the corner in Lakewood Ranch and enjoys hanging out with her family and friends in her free time. She enjoys going out and exploring new areas of town with her boyfriend and going on hikes/spending time in nature with her dog.

Matt is now a valued part of our leasing team where he is responsible for maintaining world class customer service and communication with each and every owner, all while finding that perfect tenant in record time.

Nate is apart of our leasing and sales department, with an expertise in the vacation rental field. Nate has risen through the ranks at Gulf Coast, having performed a variety of roles including housekeeping, pool maintenance, front desk duties, and vacation rental manager.

Nate earned his Florida Real Estate Sales License in 2015 and was promoted to a sales and leasing agent in 2017.

Nate lives in West Bradenton with his wife Kristi and son Brody. Born and raised in Florida, Nate has watched our local area undergo a number of transitions over the course of his lifetime. He enjoys using his in-depth knowledge of the Gulf Coast to help vacationers find the perfect play to stay. When he is not marketing and selling vacation rentals, he enjoys going to the gym and playing baseball with his son.

Fun Fact: Nate’s favorite college team is the Florida Gators.

After one too many snowstorms and below freezing winters in northeast New Jersey, he and his family moved to the Lakewood Ranch area of Manatee County. Matt and his wife are busy parents of 2 boys and a girl.

Fun Fact: Matt enjoys coaching his boy’s baseball and basketball teams, playing golf and hitting the beach (not literally)

Born and raised in Bradenton, Jodi has developed a love for travel and since honeymooning in Italy in 2013, Jodi has added a passion for cooking and wine tasting. When she is not spending time with her husband and daughter, Stella, she enjoys taking photos and scrap booking.

He believes that the advent of new technology is at the cornerstone of the industry’s growth. What is your rental criteria?

In order to adhere to Fair Housing Standards, we apply a consistent set of criteria in our approval process.

The criteria is as follows:

  • Median credit score of 600 or above
  • Less than 5 negative credit markers within past 3 years
  • Gross income greater than 3 times monthly rental rate
  • No bankruptcies with 3 years
  • No trace on sex offender’s list

If you fall below this criteria and you can evidence mitigating reasons, then we may refer your application to the property owner to consider an exception.


How do I apply?

We use an online application process. Simply find the property you would like to rent on our ‘Rental Search’ tab and click on the ‘Apply now’ link. You will then be directed to a secure site where your information will be processed. The application can be made from any PC/Mac, tablet or smartphone.

What is my balance?

You can check your balance through your secure, online tenant portal.


How can I pay rent?

The easiest method in which to pay your rent is online, using your tenant portal. You can also pay by person or drop box at our office or by mail. We offer the ability to pay by credit card, although you will pay a convenience fee for this method.


How can I get out of my lease?

We understand that circumstances change and, where possible, we will work with you to reach an agreeable solution. Legally you are responsible for the remaining amount of period left on your lease, but by working together, we can often reduce your expenses by finding another suitable tenant quickly.


How do I report maintenance issues?

The easiest way to report maintenance issues is through your tenant portal. This system will notify your property manager that you have an issue, and an accurate log of progress will be maintained. If you don’t have access to a web-enabled device, please contact our office and you will be directed to your property manager 24/7.


How quickly do you respond to maintenance Issues?

We understand prompt attention to maintenance issues is one of the reasons you chose a professional management company over an owner-managed property. We will endeavor to address your urgent maintenance issues the same day, however, if the issue is non-emergency it may take a little longer. Your property manager will keep an open line of communication with you regarding the issue. If the problem seems to be taking a little longer than you would like, please bear with us as we often have to secure the owner’s permission before incurring substantial costs. Please remember this is an investment for the owner and we have an obligation to ensure their interests are also protected.

Urgent maintenance issues will be attended to immediately. More information is contained within the Tenant Handbook which you were provided at your move-in inspection


Can you help me get logged into my portal?

Upon move-in, you received a move-in packet. Instructions on how to set up your tenant portal are below. If you have forgotten your password, we can reset it for you.

  1. Click on the ‘Tenant Portal’ at the top of the page
  2. Enter the email we have on file for you
  3. Enter the temporary password you received in your email
  4. Once logged in, click on “Change Email Password”
  5. Change password to something that you will remember and is secure
  6. Success! You are now ready to use your tenant portal

How do I get my deposit back?

Once you vacate the property, one of our property managers will perform a thorough inspection which will be directly compared to the move-in inspection that was performed when you took possession. In order to receive as much of your deposit as possible, you will need to address any items that are not considered normal wear and tear. The term “normal wear and tear” is subjective and we will always apply it fairly. Please refer to your Tenant Handbook for direction on how you can ensure your security deposit is returned with minimum deductions.

 

Moving is often a tedious job, but at Gulf Coast we strive to make the move in process as simple as possible.

Gulf Coast Property Management wants all of our tenants to enjoy a smooth move in experience when taking occupancy of their residential property. After your application has been fully approved, your property manager will contact you to begin the leasing process. There are several steps associated with the move in process and we will work closely with you to keep everything on track.

Utilities

For your convenience we have provided the phone numbers of the Utility Companies that you will use, depending on where the property is located. This information can be used to set up services and obtain billing estimates, etc.

Amy Clark

Vacation Rental Manager

Amy was born in Yokosuka, Japan and moved to the US when she was three. From then on, she lived in Jacksonville, Florida before going off to college. Amy graduated with a B.A in Journalism from Florida Gulf Coast University in 2015. She has lived in West Bradenton since college and loves being so close to the beach.

After 3 years as a manager in the rental car industry, Amy is using her customer service skills to great effect in our Vacation Rentals Dept.

When Amy is not working, she loves to explore Sarasota/Bradenton with her boyfriend looking for the best local food.

Fun Fact: Amy loves going on mission trips and travelling!

Kris Abbott

Leasing Agent

Kris has resided in the Tampa Bay Area for almost 14 years, currently living in Apollo Beach. She was born and raised in Kankakee, Illinois and like many others she wanted to escape the brutal long winters for the sun and warm weather. After receiving her real estate license in Florida in 2006, she started her career in the property management field.

In her spare time, Kris and her husband enjoy boating and traveling to Mexico and Caribbean destinations. She has a daughter & grandson who reside in CA. Her true love for the Florida lifestyle certainly gives her the desire to help others achieve their
dream of living in this beautiful area.

Fun Fact: Kris is an animal lover and a sports fan. She splits her allegiance between Tampa/Chicago sports teams!

Rico Fisher

Vacation Rental Sales Agent

Rico Fisher was born in the ‘slugger town’ of Louisville, Kentucky and raised in Akron, Ohio. Rico has lived in Bradenton since 2005. With an extensive sales background Rico is excited to bring his skills to the vacation rental industry. Vacation rental guests benefit from Rico’s unique insight on the local area.

Rico is the father of 3 beautiful daughters. When he is not working he enjoys adventure and encouraging his daughters to pursue their academic and athletic goals.

Fun Fact: He loves Thursday night pizza with his girls.

Ryan Holt

Junior Rental Manager

Ryan lives in Lakewood Ranch with his wife Joanne. He graduated from James Madison University in 2000 with a Bachelor of Business Administration and a Major in Hospitality Hotel Management.

Tired of the long northern winters, Ryan and Joanne decided to head for the warmer climate of Florida and settled on Lakewood Ranch. Before moving to the area Ryan managed several hotels in Baltimore, MD. We think Ryan’s experience and dedication to the customer experience make him a great for our property management team.

Fun Fact: Ryan wants to run 50-mile race one day.

Tara Smith

Front Office Coordinator

Tara was born and raised in Northern California and moved to Florida in October 2017.

Tara earned her BA in Accounting at California State University. Before moving to Lakewood Ranch, Tara explored several fields and is now settled on the property management industry. Tara sees growth opportunities in the company, the region and the property management industry.

Tara enjoys visiting new beaches, theme parks, concerts, and sporting events.

Fun Fact: Pizza is my favorite food.

Tashara Rivers

Senior Rental Manager

Tashara began her career in Property Management at the age of eighteen while receiving her BA in Mass Communications and Public Relations at the University of South Florida in Tampa. While working in the apartment industry Tashara inherited the ability to build strong relationships with tenants, owners, investors, and vendors to ensure the longevity of the company in which she serves.

Tashara believes the best practice of customer service is solving issues by being consistent and staying organized. He achieves this by utilizing property management software and following processes that have proven success.

After servicing as a Rental Service Manager in Atlanta, GA she decided to move back to her hometown of Sarasota, FL to continue to her career in Property Management, and to give back to the community that raised her. If she is not spending time with her daughter Tashara loves to plan events.

Fun Fact: Tashara’s biggest life goal is to host the Oscar’s before her 50th birthday.

Ian Lesikar

Senior Rental Manager

Ian grew up in Maryland, where he earned a B.S. in Business Administration from Towson University. He started his career in finance, then to real estate appraising, to pursuing his passion for all things real estate. His love of travel led him to the French Riviera to work in vacation property management and where he met his wife, Julia.

Julia and Ian moved from France to Florida in 2012 to pursue Ian’s interest in real estate research. In 2017 they welcomed their new son, Eli. The family now live in Sarasota where they can been found early mornings enjoying the beach.

Fun Fact: Ian loves to learn new languages and has studied Swedish, Spanish, French and Slovak
