Keeping tenants on the right track is an important role we play at Gulf Coast Property Management. When problems occur within a rental unit, it's essential to identify the issue before it spirals out of control. Regular inspections allow our team to carefully examine the homes we represent and address concerns before they escalate. These inspections occur throughout the tenancy, protecting the long-term health of your investment.

All of our inspections are completed using our comprehensive inspection software platform. This tool allows us to easily monitor changes within the property and keep organized records of the rental's health. We share this information with both our tenants and clients, giving all parties an honest assessment of the home.

Move-in Inspections

At Gulf Coast Property Management we perform a detailed move-in inspection prior to a tenant moving in. This provides the tenant with an opportunity to inspect and raise any concerns. We are very careful not to set unrealistic expectation. We focus on functionality and make it clear that some cosmetic issues will not be fixed. When the tenants eventually move out they will want to recover all of their security deposit. Unfortunately, this process can result in a difference of opinion as tenants tend to remember the Move-in condition of the property differently to the property manager and landlord. The Matterport 360 degree camera captures color and depth from every angle of your home. Click here to read more. We perform this inspection to protect both our tenants and clients from financial repercussions. The notes from this inspection will be added to the tenant's file for later review.

Periodic Inspections

In addition to the first inspection your home receives, your property will also be inspected throughout the tenancy. Our first inspection occurs at the 90 day mark, and clients who want to ensure their home receives additional care can opt for our premium property management package, which includes an additional inspection after 9 months of residency. Addressing Issues

If any maintenance issues are raised or discovered during any of the inspections, our team will set to work to resolve the issue as quickly as possible. If the problem is a direct result of the tenant's action, we will discuss the matter with the tenant, either providing them with the opportunity to make the repair themselves or arrange for our own staff to make the repair at the tenant's expense. If the issue was of major concern, the property inspector will issue a 7 day notice of Non Compliance. The property would then be reinspected within 7 business days to ensure the repairs have been made

In other instances, our in-house maintenance crews may need to visit the property to fix issues that have occurred as a result of normal wear and tear. Click here for details on how to calculate fair 'wear and tear'

Final Inspection

We perform a final inspection when the tenant vacates the property. This inspection gives our team the opportunity to note what improvements need to be made to bring the home back to rent-ready condition. We will compare the notes of this review to the move-in inspection report, which will allow us to determine whether your tenant needs to reimburse expenses using the security deposit.
